A major Carlsbad retail center, on the far east side of the Village, is for sale.
The strip center on the south side of Carlsbad Village Drive, just west of the Interstate 5 freeway, popped up on various real estate sites, including LoopNet.
The 4.1-acre center is currently anchored by a Smart & Final supermarket (formerly Albertsons) and the De Naults True Value hardware store. According to the ad, the gross leasable area measures 59,000 square feet. The parcel includes the addresses 945 to 1065 Carlsbad Village Drive; the 7-Eleven store and gas station is not included.
The asking price: $7.45 million.
“Prime development opportunity,” the ad reads. “Many possibilities including new shopping center, hotel, etc.” The ad warns that I-5 expansion “may take a sliver of land next to freeway,” and that “a small oil plume (not associated with the gas station) … will have to be addressed upon development. Owner was told cost may be around $500,000….”
